49 Affordable Apartments at Mass Ave & Walden

At our Oct 15th meeting we had a brief update  on the progress of reconstruction of the retaining wall at Porter/Somerville Ave. Notice of an MBTA public meeting should come soon.

The project website is http://mbta.com/portersqrepairs

Most of the meeting was spent discussing the proposed construction of 100% affordable housing at 2072 Mass Ave, the current site of Dural Kabab.

While some of us had attended the public meeting put on by developers Capstone Communities LLC and Sean Hope of Hope Real Estate Enterprises, LLC earlier,  we hoped to reach more of our neighbors in our informal meeting format and have the opportunity to ask more of our questions in a smaller group.

In summary, the project offers:

  • 100% affordable housing development

  • 49 affordable apartment homes, affordable in perpetuity

  • 71% Family - 2 and 3 bedrooms

  • Passive House certification

  • Green roof and rooftop solar

  • ~1050 SF of neighborhood retail, ~535 SF of resident amenity space on Mass Ave

  • 3 accessible parking spaces, 2 drop-off spaces

  • 51 total long term bike parking spaces (48 + 3 tandem)

  • 8 stories, ~89’-0”

The proposed project can be viewed at https://www.2072massaveapts.com/

and the parking and traffic analysis is attached here.

Meeting minutes will be posted shortly.
